The Difference: Design Intensive vs. Full Build

Think of the Design Intensive as the "Concept Car"—it shows you exactly what the car looks like and how it feels to sit in it. The Full Build is the assembly line. It produces the engine specs, the engineering, and the technical manual required to actually manufacture it.

You can start with the Design Intensive and upgrade to this later, or jump straight into the Full Build if you are ready to go.

How It Works:

1. Validation:

Because a full build is a major partnership, we don't let anyone commit to this lightly. We always start with a feasibility call to ensure your project is viable and that we are the right fit for your goals. We check zoning, setbacks, and potential red flags before we ever sign a contract.

2. The Design Phase Note: If you already did the Design Intensive, we skip straight to step 3.

We design your home in 3D. Reading a blueprint is one thing; feeling the space is another. We create the full virtual walk-through so you can see the light, check the flow, and verify that your furniture fits. We work through revisions until the design is perfect.

3. The Instruction Manual/Documentation:

This is where we go deeper than the Design Intensive. We turn the pretty pictures into a heavy technical set. We add the electrical plans, the window schedules, the waterproofing details, and the structural coordination. We create the "Instruction Manual" that tells the builder exactly how to build the house so they don't have to guess.

4. The Permits:

We act as your agent with the city. We submit the plans, handle the back-and-forth with LADBS, and navigate complex codes like AB 1033. We answer the city’s questions so you don't have to dealing with the bureaucracy.

5. The Construction Administration:

Once construction starts, we stop being designers and start being defenders. We visit the site to answer the builder's technical questions (RFIs) and ensure the framing matches the plans. We make sure the house you walked through in VR is the house you get in real life.
